Using GIS and large-scale digital data to implement hedonic pricing studies

چکیده
This paper describes how a standard GIS package can be used to convert large-scale vector digital data (point, line and annotation features) into polygons using standardised and replicable methods. Building area, garden and land use polygons are all derived from such data (Ordnance Survey LandLine.Plus). These entities are then combined with further sources of digital data to derive more re ned information such as property types. Finally, complex DEMs are developed for use in visibility studies. The variables calculated are subsequently employed in a property valuation study where many are found to be signi cant determinants of property price. The main exception is variables relating to viewsheds, although it is argued that this does not invalidate the techniques used in their deviation but highlights the di culties involved in modelling a large number of variables in a property price analysis.

Hedonic Pricing under Uncertainty: A Theoretical Consumer Behavior Model
A model of consumer behavior has been formulated by using an additive utility function and the hedonic pricing approach, in a virtual market. Since, there is a time lag between ordering and purchasing products (goods and services) online and receiving them, it means the consumer makes decision under uncertainty. The level of satisfaction with products with distinctive characteristics is describ...
متن کاملIrrigation Water Valuation Using Spatial Hedonic Models in GIS Environment
Hedonic pricing is an indirect valuation method that applies to heterogeneous goods investigating the relationship between the prices of tradable goods and their attributes. It can be used to measure the value of irrigation water through the estimation of the model that describes the relation between the market value of the land parcels and its characteristics. Because many of the land parcels ...

The study investigates consumers’ preference for cowpea reflected in the Nigerian markets through price discounts and premiums that consumers pay for different cowpea characteristics. The price data used for this study were obtained through a market survey. A common data collection protocol was employed. Every month, between October 2009 to December 2010, five cowpea samples per seller were bou...

In this paper, we aim to reveal the monetary value of open space by using a hedonic pricing model of residential property values. The analysis is supported by the use of Geographic Information Systems (GIS). We present three local Dutch housing market case studies in the Randstad region. In all studies we distinguish open space on three different scale levels, ranging from a view of a small loc...
